One of the best things about Burnaby is also what makes it confusing for newcomers: it isn’t one place, it’s a collection of very different neighbourhoods, each with its own character, price point, and pace of life. Choosing where to live here is really about choosing how you want to live. Here’s a local’s-eye guide to a few of Burnaby’s distinct corners, and the kind of person each one tends to suit.

Metrotown — urban, connected, convenient

Metrotown is the beating heart of Burnaby: high-rise condos, one of the largest shopping centres in British Columbia, and SkyTrain right at your doorstep. You can live here without a car and barely notice. It’s ideal for first-time buyers, downsizers, and anyone who wants genuine city energy and walkability without paying downtown Vancouver prices. The trade-off is density — this is a busy, vertical neighbourhood — but for the right person, that buzz is the whole appeal.

Brentwood — modern and fast-growing

Few neighbourhoods have transformed like Brentwood. Over recent years it’s become a sleek, amenity-rich hub of new towers, restaurants, and retail, all anchored by excellent transit. It draws young professionals, couples, and investors who like the idea of getting in on a neighbourhood still finding new gears. If you want something newer, polished, and on an upward trajectory, Brentwood deserves a long look.

Capitol Hill — quiet, leafy, and with a view

Head up the hill and the city changes character entirely. Capitol Hill is established and residential, with mature trees, single-family homes, and some of the best north-facing mountain-and-inlet views in the city. It’s a favourite among families and anyone who wants space, calm, and a true sense of neighbourhood — while still being a short drive from everything Burnaby offers. You trade some walkability for a lot more peace.

Burnaby Lake & Deer Lake — nature in the middle of the city

If your idea of home includes trails, green space, and room to breathe, these central areas deliver it without ever leaving the city. Built around parks, lakes, and walking paths, Burnaby Lake and Deer Lake suit buyers who want a slower, more grounded pace. They’re also surprisingly central — you get the feeling of being tucked away in nature while staying minutes from major routes and amenities.

Edmonds & Highgate — value with momentum

On the south side, Edmonds and Highgate offer some of the more accessible price points in Burnaby, with a growing community feel and steady development. For buyers watching their budget but unwilling to give up convenience and transit, these neighbourhoods are well worth a closer look — and they’ve quietly become some of the more interesting places to buy in the city.

The Heights — North Burnaby’s community heart

Along Hastings Street in North Burnaby, The Heights is one of the area’s most characterful neighbourhoods — a walkable, old-school high street lined with independent bakeries, delis, cafes, and family restaurants, wrapped in established single-family homes. It draws buyers who want genuine community and a strong sense of place, often with views toward the North Shore mountains as a bonus. If you value character and connection over shiny and brand-new, The Heights rewards a closer look — it has a loyalty among its residents that newer neighbourhoods take decades to earn.

Beyond Burnaby — the Greater Vancouver picture

Sometimes the right home is just over a border. Vancouver, Coquitlam, New Westminster, and the Tri-Cities each offer their own blend of price, space, and lifestyle, and the SkyTrain network ties them together.
